Portman take care of initial and ongoing regular inspections and reporting. We check that lease obligations are being properly observed and that all insurance and statutory requirements are being fully compiled with.
FIRE, HEALTH AND SAFETY
We review all risk assessments and implement and regularly review any recommendations.
SUPERVISION AND NEGOTIATION OF MAINTENANCE CONTRACTS
We ensure competitive tendering of any regular maintenance contracts to ensure that the client receives good value and quality of service.
SERVICE CHARGES AND OCCUPATIONAL COSTS
Portman take care of preparation and agreement of Service Charge Budgets, investigation of service charges on behalf of occupiers and tenants.
As well as preparation of service charge accounts, organising and regularly reviewing insurance of properties.
RENT AND SERVICE CHARGES- COLLECTIONS AND PAYMENTS
Portman take care of collection of rent, insurance premiums, and service charges with strong credit control procedures. We handle all administration of payments of landlord or tenant expenses.
REPAIRS, REFURBISHMENTS AND REDECORATIONS
We handle identification, specification and organisation of reactive and proactive repairs and decorations.
We organise appropriate repairs using reputable contractors,
preparation and implementation of planned maintenance schedules.
We take care to ensure compliance with all insurance requirements.

Established in 2006, Portman PM Limited has grown rapidly and currently manages in excess of 40 commercial and residential properties, let to over 250 tenants with an annual rent roll of in excess of £6 million, located predominantly in London and the South East.
Our range of activities includes:
Commercial Properties. Multi-tenanted and single stand alone industrial, office and retail properties. Acting for companies, pension funds and private individuals.
Residential Properties. Mixed use properties, multi-tenanted residential or single stand alone residential properties. Acting for freeholders, buy-to let landlords and tenants associations.
Occupiers. Monitoring both insurance and service charge costs; service levels; compliance with legislation; dealing with alterations and estate planning.
Property Care. Undertaking regular inspections of both occupied and vacant properties on behalf of both Landlords and Funders checking that all lease obligations are being properly observed and that any insurance or statutory requirements are being fully complied with.
